The sale of a property is not an easy task. Many people think that it is enough to publish an ad in a newspaper, in a magazine or, as it happens increasingly, on one of the many real estate portals on the Internet and the sale of your property is made.

It is not really so.

The first right step to sell a real estate is to give a fair assessment.

Correctly assess a real estate is one of the fundamental preconditions to reach a satisfactory transaction.

In fact, a low assessment can produce a quick sale but little satisfaction of the supplier.

Conversely a too high assessment leads to a failure of the sale of the real estate or an expand of the transaction’s time, with little chance of success and uneconomic reflexes (for the failed realization) for the supplier.

Therefore a good knowledge of the market is important to give a fair assessment of the property.

Many times the owner gives assessments of the property resulting entirely from his/her personal factors and that do not rouse the buyer’s interest. Other times the assessments are made only on emotional factors that still may not be reflected in the market.

Thus to sell a property is important to contact a professional who knows how to assess a property with detachment and with the knowledge of all factors that contribute to determine its value.

The sale’s order

Some agencies or brokers declare also to work without perceiving any commission but it is really difficult to understand how any economic activity can be conducted without an income. In fact often it happens that if an order received to "0% commission" has some proposals for purchase, there are always certain conditions, according to which it is necessary to pay a commission.
Furthermore who gives an exclusive written order of selling of a property, has more guarantees than those who do so only verbally. In fact, usually in an exclusive order are specified all conditions concerning the duration, selling procedure, delivery times, the determination and payment of commission. In particular, in the order established by Centocase is specified that the commission includes flat rate reimbursement for any expenses incurred, including advertising and that, in case of no sale, Agency must not be paid. In the verbal order, as provided by the Civil Code, in case of no sale of the real estate, the Agency has no right to commission, but it has the right to be reimbursed for all costs incurred to execute the order. Here it should be said that the costs of promotion of a real estate are never low. This is a very important aspect to understand how it is necessary to give an exclusive order and how poorly protected are those who give a verbal order.
